Victoria Presale Condos and New Developments

Pre-sale opportunities can be a fantastic way to get into the market. 

Because pre-sales often have completion dates that are still a year or two away, the units are typically offered at a lower price point than current market rates, making them a more affordable option for people who don’t need to move in right away. 

The upfront costs are also lower, usually only a deposit ranging from 5-10% of the purchase price, and this gives buyers a bit more time to work on their down payment and financing. We summarize the most common pros and cons of buying a pre-sale unit here

The Scene 

“Living without limits” 

Neighbourhood: West Shore, Langford 

Estimated Completion: 2025

Developer: Jagpal 

The Scene will consist of one 24-storey and one 18-storey tower on the 2700 block of Scafe Road; the two tallest towers in Langford upon completion. 

The buildings will be steel and concrete construction with West Coast contemporary architecture. 

Residents will enjoy the thoughtfully curated amenities, including a concierge service, fitness centre, dog washing stations, children’s playground, and beautiful common spaces inside and out that can be reserved for functions and meetings. 

The Scene is one of two developments currently participating in the Langford Attainable Home Ownership Program

Sapphire at Westbay Quay 

“Victoria’s Oceanside Neighbourhood”

Neighbourhood: Esquimalt, Victoria

Estimated Completion: 2023

Developer: Tenfold Projects 

Westbay Quay is a steel and concrete development of 85 beautiful condominiums in Esquimalt.

A five-storey and two-storey building, Westbay Quay includes a progressive commercial space, with renowned waterfront dining, along with 15,000 sf of planted pathways and landscaped green spaces that will provide easy access to the Head Street retail district.

Designed by Hillel Architecture, Westbay Quay features environmentally conscientious interior design, including energy efficient central natural gas hot water boilers, smart technology programmable thermostats to reduce electricity usage, Low-E double glazed thermally separated windows, and Alkaline water treatment and filtration systems.

Neighbourhood: Harris Green, Victoria

Estimated Completion: 2023

Developer: Sakura Project Management, contracted by Axio Builders 

Mod will be a steel and concrete building, in between the View and Fort Street block on Cook Street, in the beloved Harris Green neighbourhood. 

The architect, NSDA Architects, designed Mod to convey a floating effect by strategically recessing the commercial and fourth floor. 

Here, you are surrounded by all of what Downtown Victoria has to offer. Overlooking the heritage neighbourhood of Rockland and Cook St. Village, it is unlikely taller buildings will obstruct Mod residents’  view of the ocean. 

Marson Elk Lake

“Live the lakeside lifestyle you’ve always wanted with the convenience you can’t live without.” 

Neighbourhood: Royal Oak, Saanich

Estimated Completion: 2025

Developer: Mike Geric Construction 

Marson at Elk Lake – this elegant collection of homes will be built by Mike Geric Construction, an award-winning developer with more than 50 years of experience building in Greater Victoria, leading with thoughtful and sustainable design. 

At Marson at Elk Lake, residents enjoy life next to Elk and Beaver Lake, while being only a 15-minute drive away from Downtown Victoria. 

This development was intentionally designed to celebrate the surrounding forest. Marson incorporates energy-efficient design, alternative transportation, lush landscaping, and natural water features. 

There is a mix of one, two, and three bedroom homes available that will include fantastic amenities, such as a fitness centre, e-bike ride share program, and rooftop patios.

The Ferrell

Coming to 1544 Christmas Avenue 

Neighbourhood: Mount Tolmie, Saanich East

Estimated Completion: 2024

Developer: ALT Construction

The Ferrell will be a four-storey, 24-unit multifamily development in the coveted Saanich community. 

With close proximity to the University of Victoria, this wood frame building is a mix of studio, 1-bedroom, and 2-bedroom condos – perfect for investment properties or first time buyers.

Developer: Abstract

Willow + Glen

Neighbourhood: Walfred, Langford

The Willow + Glen community will be a mix of 3-bedroom and 4-bedroom townhomes in the heart of Langford (2621 Sooke Road).

Neighbourhood: Royal Bay, Colwood

ELIZA South is an oceanside development featuring West Coast modern architecture, located along the West Shore waterfront in the vibrant Royal Bay neighbourhood. 

This collection includes 59 homes, designed by internationally-recognized architects, Rositch Hemphill. Buyers may choose from two colour palettes, Seaside and Summit, with quartz countertops and matte black fixtures.
